The Vineyard

Project Overview

This project involves the demolition of an existing former Victorian double-storied stables, set within a conservation area, to create 3 high-quality residential properties for sale, ranging from 3,700 ft² to 5,000 ft² in size. Key to the project is a complex façade retention scheme behind which the ultra-modern high-spec homes will nestle. The 3 properties will be connected by a central driveway with electric car turntable which overcomes access issues.

The works will see the building’s original brick and sash window façades retained; the existing walls at the lower ground floor level reduced, a basement floor added, and perimeter walls underpinned. A cleverly designed new concrete frame will accommodate the clients desire for column-free room layouts, whilst roof works will further extend the space.

In the early stages of the project there were a number of challenges in clearing the site which the team worked hard to overcome, including a disused industrial oil tank which was certified, decommissioned and removed. Other issues included big variations in ground levels and a 20ft covered well, which was discovered during the ground investigation survey.

Construction works are due to commence in Spring 2025.
