South Molton Street

The Brief

The South Molton Street project has been carved out of Grosvenor’s larger South Molton Triangle development, where the Client’s £500m investment will connect Mayfair and Oxford Street , transforming this part of the West End into a vibrant commercial, residential, retail and eating destination with revitalised public realm spaces.

A key part of this scheme is to enhance the retail offer on South Molton Lane at ground and basement level, with the introduction of smaller ‘micro-retail’ units to help re-activate this important pedestrian route. Alongside this, existing office space on the upper levels of the site will be re-modelled to offer a unique mix of different sized residential units in order to ensure a variety of end-users. 33 new units will be constructed in total, 11 of which are affordable. The development will also see the refurbishment and restoration of 14 Georgian townhouses, some of which are listed.

The Challenge

The project comprises 14 buildings, all built between the 1820s and the 1880s, with 10 of these being Grade II/II* listed.

The planning and Listed Building Consent workstream has been complex, with additional challenges emanating from the quantity and scope of site and structural discoveries; not unexpected given the age of the buildings and the lack of investment over a long period of time.

We have engaged specialist contractors, particularly in relation to joinery, brickwork and plasterwork, and worked very closely with Westminster’s Conservation team, adhering to the LBCs granted and retaining historic building fabric, whilst also upgrading the buildings in line with current quality and safety regulations.

The Outcome

Sustainability has been a major driver for the Client and has been embedded in the project. Examples of practical sustainability measures employed include the use of re-used steel and light fittings from other donor projects, and the application of cork-based thermal insulation to the existing external envelope.

Completion is anticipated in Summer 2026.
