The Challenge
The extremely restricted site and stepped topography created complexities in terms of the envelope design and associated detailing and no real opportunities for replication options. This was turned into a positive, with the geometry of layouts used to maximise the views for residents across London from Muswell Hill.
At the time this was the largest development the Client had ever undertaken, and completing it within their budget envelope was a key deliverable. The Client was an expert in residential property from a sales perspective, but they relied heavily on us for our knowledge of the construction process.
The Outcome
The completed development sees carefully selected materials used in a sensitive and pragmatic way to accentuate the diagonal topography of the site. Raking Monk patterned brickwork gives a contemporary aesthetic, cascading with the stepping profile, whilst stone banding further accentuates the site’s topography.
Working very closely with the Client to guide them through every step of the process through our combined project management, cost consultant and contract administrator appointment really helped them manage the budgetary constraints and keep the programme on track. This included the successful final account negotiation and clean transfer of ownership from the Client’s SPV to the residents’ management company. The project was nominated for a RIBA London Award 2018.
