The Grahame Park Estate Regeneration

Project Overview

The Grahame Park Estate is Barnet’s largest estate, covering an area of 172,000 ft². The estate, built in the 1960s, was designated for redevelopment to create 3 neighbourhoods, with associated parks, play areas, shops and other facilities. In our pre-contract role we worked closely with the architects, planning officers and local authority to develop a masterplan for the site that identified the provision of 1,083 homes of mixed tenure.

The complex and multi-phased project aimed to deliver 35% affordable housing, with a mix of social rent and shared ownership, together with homes built for private sale. This range of different households enables Grahame Park to support a diverse and vibrant community, with the design promoting family housing in low to mid-rise buildings set out in traditional tree lined streets.

We successfully procured the first phase of 229 units plus the infrastructure via negotiation with the preferred main contractor. The project was a 2017 finalist in the AJ Architecture Awards Masterplan of the Year category.
