The Brief

Our client wished to convert five office units in one of its mixed-use premises back to their original residential use. Set in the heart of Mayfair, the works to the 8-storey, 1920s neo-Georgian building created 8 high quality apartments and refurbished the common parts.

Grosvenor had strong environmental goals for the project and set a clear Sustainable Development Brief which met LETI retrofit guidelines. This brief required the reduction of construction impacts and operational energy use, with an increase in renewable energy supply and the offsetting of any remaining carbon. In line with the emerging new Building Safety Regulations, the team also had to have a particular focus on implementing engineered and managed fire safety solutions to the apartments, to future-proof the building and protect its residents.

The Challenge

The project took place whilst the building was in both residential and commercial occupation during the, which created challenges around phasing and tenant liaison.

The introduction of the new Building Safety Act and Building Safety Regulations meant there were a number of stop-starts during the design stage due to emerging complex regulatory and legal requirements around fire safety upgrades and negotiations with existing leaseholders. The final sign-off from the Building Safety Regulator was also a new and lengthy process that the entire industry (including the regulator itself) had to grapple with.

Other challenges including retrofitting the conservation area façade to achieve the required insulative performance.

The Outcome

The fabric first approach saw the addition of both roof and internal wall insulation using breathable lime and cork based plaster, to improve thermal efficiencies along with photovoltaics and air source heat pumps to improve energy efficiencies. Secondary vacuum glazing was added to the sash windows and the Crittall windows were replaced. A bio solar green roof was also added alongside new cycle facilities.

The design and finish of the completed apartments and upgraded communal areas are commensurate with the high quality and expectations in the Mayfair market. The client, Grosvenor, will now let the apartments out as corporate medium-to-long term lets.
