Project Overview

We recently completed the upgrade and full refurbishment of an existing very tired 1980s commercial property on Upper Street, Islington, for our repeat client Northstar in their first JV partnership with Topland Group. The building has a net internal area of 24,500 ft² and straddles two street frontages with office space at levels 1, 2 and 3 and retail at ground.

The new design focused on enhancing the quality and presentation of the building externally and internally. Two previously separate wings were connected to improve flexibility and flow, and the refurbishment met with Local Plan policies in respect of access and accessibility. Both an existing third floor terrace and an external courtyard were upgraded and “enlivened” to provide contemporary outdoor amenities including a communal garden for occupiers to use. The very dated external façade and shopfronts were also replaced in order to enhance the streetscape, which now complements the attractive new entrance and reception areas.  Works to improve the fabric and energy performance of the building also included the full replacement of M&E services, with EPC A now achieved.  

Our team were proud to add value at every stage, including undertaking robust value engineering pre-contract to enable the project to commence within the client’s budget.
