The Challenge
This was the client’s first foray into the London property market, so they were heavily reliant on the guidance and expert advice of our team.
As an example, the project was initially planned to be completed with both the client and an existing office tenant in occupation. However, following an options appraisal which considered cost and programme implications alongside the wider impact on Armada’s business operations, an alternative solution was agreed, and the building was given to the contractor fully vacant, providing an overall cost and programme saving to the Client.
The Outcome
In terms of meeting the brief, the ground floor sets the tone, with a reception area reimagined as a DJ booth, flanked by specialist lighting and an integrated sound system that immerses visitors in the label’s world from the moment they arrive. The concrete reception desk itself utilises upcycled, crushed vinyl records, which were added to the concrete mix, to create an immediate brand-relevant feature. Beneath street level, the recording studios offer a controlled acoustic environment, balancing technical precision with a modern aesthetic.
The works also included the remodelling of the existing Old Street façade and entrance, reconfiguration of the existing WCs, revised finishes, fitted joinery, and new MEPH installations throughout.
