Project Overview

Tottenham Court Walk, a shell & core extension and refurbishment project, was the final phase of the redevelopment of the 1970s Central Cross complex on Tottenham Court Road. Earlier phases included the £23m refurbishment and rebranding of office buildings at 1 & 2 Stephen Street, a scheme we helped deliver.

This project saw the replacement of a dark, poor quality retail arcade which had previously been let to a number of small electrical goods retailers and the Odeon cinema. The brief was to create a dramatically improved retail façade and enhance the surrounding public realm with improvements to landscaping, paving, street furniture and lighting.

Inside the arcade a former basement car park was converted into new lower ground retail space which then connected with the existing units above. New lightweight mezzanines were inserted, creating additional lettable area, and double height space at the front of each unit helped accentuate the improved façade. The improved streetscape now blends seamlessly with the upgraded office reception areas on Stephen Street and Gresse Street, giving the whole building the same unified and contemporary look. Upon completion the Client was able to attract a mix of high-quality retail tenants including Planet Organic, Hotel Chocolat, DX Mexico, Leon and Waterstones.
