The Challenge
The basement extension had been through a difficult planning process, with many prominent adjoining owners objecting to planning consent, and this had been widely reported in the press. The contentious nature of the scheme therefore required a very sensitive approach, in particular to ensure there was no structural damage to the property or those adjoining.
Due to multiple external pressures the original contractor became insolvent before the basement structure and internal fit-out was fully completed. Our team were closely involved in the implementation of an alternative procurement strategy to minimise knock-on delays.
The Outcome
The completed home blends a classic, minimalist aesthetic with the sensitive restoration of the heritage features. The previously dark entrance hall has been opened up using Crittall style glazed-partitions, and this feature has been replicated in the metal dressing to the rear glazed extension and first floor balcony terrace. A new roof completes the exterior upgrade.
Internally, materials and finishes are of a very high quality, with the minimalist design meaning the finest levels of accuracy were required. The clever addition of a walk-on light-well to the outdoor entertaining area allows natural light to flood into the basement level, which is used as a home gym and yoga space. The extended areas have added 500 ft² to the original footprint.
