Brighton Dome Corn Exchange & Studio Theatre

The Brief

The extensive refurbishment of the Grade I & II Listed Brighton Dome buildings includes the historically sympathetic return of the Corn Exchange and Studio Theatre spaces to their early 19th Century character, whilst adding and integrating state-of-the-art facilities to enhance the performer and visitor experiences.

The design for the project includes the upgrade of the existing performance and associated ancillary areas along with the addition of a café bar and restaurant, learning space, viewing gallery and new foyer spaces. The works also include the development of a new large seats and props store within the existing basement underneath the Corn Exchange, complete with prop lift. Retractable bleacher seating within both the Corn Exchange and Studio Theatre spaces maximise flexibility in terms of uses for the venues.

The Challenge

Alongside the inevitable challenges of renovating a 150 year old building the delivery of this project was also complicated by the insolvency of the initial main contractor part way through the build, together with the COVID pandemic and inflationary and supply pressures resulting from Brexit and the conflict in Ukraine.

The effects of these contributed to several key subcontractors ceasing trading and combined to create a project that needed a carefully managed contract strategy and strong financial control of the works packages.

The Outcome

The existing fabric and heritage of the building has been revitalised and protected as a result of the project which will allow visitors to enjoy it for years to come.

The programme and costs were impacted by unprecedented external factors. Our input and experience in using the management contract form helped the project team navigate the complex contractual and cost issues that needed to be dealt with as the works on site progressed.
