The Challenge
Poor water pressure in the unit was addressed via the installation of a new water tank and booster on the roof, and this element of works required licenses to be submitted to TfL to obtain the required road closures in a timely manner. Modifications to the existing ventilation were required to increase natural ventilation and airflow.
The construction programme was impacted by difficulties obtaining possession of a retail store on the ground floor – to be expanded as part of the project – and this necessitated the resequencing of works. Discoverable items also became evident once the ground floor space had been stripped out, which then required additional design coordination.
The Outcome
Completed in just over 12 months, the project has delivered an exceptional well designed “plug in and play” office and mixed-use space. The reimagined AHMM design maximises the internal period features and enhances the previously innocuous street-level frontage and entrance, with the ground floor extension increasing net lettable area by 1,690 ft².
Derwent have an ambitious Net Zero Carbon Pathway, and the former-warehouse building was able to achieve an EPC B rating (having previously been an EPC C rating) by incorporating multiple upgrades through the refurbishment.
