12 Little Portland Street

The Brief

12 Little Portland Street is a prominent existing Grade II Listed building located within the Regent Street Conservation Area and owned by The Crown Estate. The Client wanted to re-image and define the building to give it a broader appeal to tenants through the creation of a new “plug and play” workspace concept across the lettable floors.

The brief comprised the repositioning of the main core, new lift and creation of a new reception accessed from Little Portland Street as opposed the previous arrangement of access from Upper Regent Street together with the re-fitting of all floors. The completed building provides an increased commercial floor area of 2,900 ft² over 6 floors and 915 ft² of retail space at first and basement levels. External upgrades saw the cleaning and repair of the building’s historic stone façades, and the addition of new bronze shopfronts at ground level. Additional space was created by relocating the existing office entrance from Regent Street to Little Portland Street, thus increasing the frontage of retail space facing directly onto Regent Street.

The Challenge

Formerly known as Remo House, 12 Little Portland Street sits alongside Langham House with each building served by an independent entrance but linked through internal doors. A number of feasibilities were looked at from complete refurbishment of both buildings, the possible extension of the buildings to the rear and standalone refurbishment of each. It was decided to press on with the refurbishment of 12 Portland Street only as this offered the opportunity to create value through the re-orientation of the reception to the office space, introduction of a new core and giving the opportunity to formally link the two buildings at a future date if required.

The project was delivered through the COVID pandemic lock down period which hit 12 months after the start on site.

The Outcome

The 6 new floors of office space have been fully refurbished and fitted out to provide contemporary CAT B turn-key accommodation which is now fully let. Modern facilities including cycle spaces, lockers and showers, upgraded M&E services were added and an impressive new entrance and reception area incorporated to add to the appeal of the building.
