The Brief

The project involved the refurbishment and extension of an existing office building, close to Borough underground station, to a developer’s CAT A+ standard. The existing arrangement, in particular the location of the core, placed limitations on layouts and meant that certain floors could only be let to single occupancy tenants.

Our repeat client’s brief was therefore to increase and maximise the usable floor area of the site to provide modern, flexible, multi-sized space options targeted at start-ups and SME’s.

The Challenge

We provided cost consultancy advice including early options appraisals for both refurbishment and demolition/new build. The final design included roof and rear extensions that greatly increased usable floor area, with a relocated stair core improving the building flow and providing the required opportunities for the division of office floors.

Once works commenced on site the existing building condition presented several site discoveries that resulted in a reworking of the structural frame design. These challenges were resolved by the highly collaborative approach taken between the client, contractor and project team.

The Outcome

The project resulted in a more than doubling of net lettable area, with refurbishment upgrades also including the addition of new MEP throughout, a new lift, new roof terraces, and the full replacement of all windows.

During the construction phase the entire building was pre-let to a serviced office provider. Our team worked closely with the client and contractor to incorporate design alterations for the CAT B fit out into the contract works, helping to minimise wastage and abortive works.
