Project Overview

This project is a top-down partial demolition, cut & carve, infill and redevelopment of a 1970s RC frame brick building in the heart of London’s West End. The double fronted mid-terraced building comprises full façade replacement, with retail at street level and six storeys of commercial office space above. A new roof terrace will be added to provide outdoor amenity to the occupiers.

In keeping with the prime location, the brief is to create a high-end, boutique development with hedge funds and family offices as potential tenants. To attract premium rental rates, the design is focused on delivering a contemporary and luxurious office space with best-in-class end-of-trip facilities and meaningful sustainability targets, including BREEAM Excellent and Wiredscore platinum.

Jackson Coles was approached by the initial client, Zero Carbon Space Ltd, to provide cost feasibility advice during the acquisition process. We were subsequently appointed from RIBA Stage 1 to assemble and appoint the full project team. Having secured full planning consent and a D&B Building Contract with Ambit, the project and asset was subsequently acquired by our new client, Victory Group. Together with their Development Manager, LBS Properties, the project team worked tirelessly to ensure a smooth transfer of ownership and a seamless transition into the construction stage. Work is now underway and is expected to complete in autumn 2026.
