Project Overview

We were engaged by our repeat client to provide combined services for the development of a speculative industrial unit on a 0.72 hectare vacant parcel of scrub land in Milton Keynes. The brief was to create a 2 storey industrial unit with office accommodation, new vehicular and pedestrian access and a new car park alongside soft landscaping works.

This was a challenging project due to both the constraints imposed by the Milton Keynes Economic Partnership and MK Planning Authority, and the ecology and topography of the sloping site. During construction a considerable amount of spoil had to be removed in order to achieve appropriate levels.

The design located the recessed office space, meeting rooms and ancillary areas on the northern elevation with windows overlooking the road and footpath beyond, so that these spaces benefitted from natural daylight. Careful consideration was also given to the cooling load and energy requirements of the unit to maximise energy efficiency, and the completed project achieved a BREEAM ‘Excellent’ rating. The premises is currently occupied by a leading manufacturer of LED Lighting and by a toy manufacturer.
