The Wolves Lane Centre

The Brief

This innovative project at the site of a former plant nursery saw a collection of semi-derelict greenhouses and outbuildings transformed into a vibrant, climate-resilient hub for food growing, horticultural education and community events. A series of low-carbon buildings set around the existing courtyard gardens now provide classroom, workshops and community hall space.

These new buildings are constructed from bio-regional materials: lightweight timber frames filled with straw bales from a farm just 35 miles away, lime renders and clay plasters (which give the buildings a high thermal mass and optimal natural ventilation) and rubble from the site’s own demolished slabs. Inside, natural light, high ceilings and direct connections to the courtyards create flexible spaces without internal corridors. Air source heat pumps and a photovoltaic array minimise energy demand; while composting toilets, a storm-water sump and pond filtration make the centre effectively off-grid for waste water.

Jackson Coles collaborated closely with the project team to evaluate innovative, environmentally friendly materials, ensuring each option met both cost and buildability requirements. Additionally, we supported the client’s ambition to deliver the project through a local, minority-led contractor with enthusiasm to work with these materials, helping to align procurement with community values and sustainability goals.
