The Challenge
Key to the success of the development was working closely with the Client and design team to ensure that the number of workspaces that could be incorporated onto the floorplate was maximised to secure the viability of the scheme.
Together with the design team, we undertook a number of studies to assess areas where improvements to lettable area could be made. Through this process we identified that increasing the build spend to remove an internal facing façade and extend the width of the floor plate by approximately 500mm across three of the buildings floors, gave the opportunity to significantly increase the number of workplaces. This dramatically improved the viability of the whole development.
The Outcome
The completed scheme delivered an adaptable and inclusive work environment and resulted in delivering major improvements to the building’s sustainability and energy performance. The new enclosed courtyard provides break-out and event space along with a wellness club and café whilst secure cycle storage and enhanced changing and shower facilities encourage active travel.
Construction costs were agreed in line with the Client’s budget for the project.
