Project Overview

This complex project consists of the demolition of an existing 1950s office building and its replacement with a high-quality mixed-use development, providing Grade A office space with flagship retail at low level.

The design of the building, which located within the Regent Street conservation area, incorporates façades finely crafted from Portland stone to create congruence in the streetscape with its Grade I and Grade II Listed neighbours.

The new build, 9 storey commercial building sits on an island site on Piccadilly and construction logistics have to respond to neighbouring buildings including a listed 5* star hotel immediately to the east and the Grade I Listed St James’s Church to the south. The project team carried out considerable consultation with neighbours in order to secure planning with a proposal that responds to the character of this architecturally significant site.

The building is designed with sustainability in mind, targeting a low carbon design, with BREEAM ‘outstanding’ and Nabers 5* accreditation.
