This c.£40m complex project consists of the demolition of an existing 1950s office building and its replacement with a high-quality mixed-use development providing Grade A office space over 8 floors, with flagship retail at low level.
The new-build 55,000 ft² commercial building sits on a constrained and sensitive island site in the Regent Street conservation area. Construction logistics have to respond to neighbouring buildings including a 5* hotel immediately to the east, restaurants to the west, and the Grade 1 listed St James Church to the south. There are a number of third party legal constraints impacting the development, and we are working closely with TCE, their lawyers and professional team to secure the necessary permissions. These include neighbourly oversail agreements, Rights of Light deeds, stopping-up orders, WCC highways consents, UKPN relocation agreements and TfL/LUL permissions.
The building is designed with sustainability in mind, targeting a low-carbon design, with BREEAM Outstanding, Nabers 5*, and WELL Platinum (enabled) accreditation. Planning Permission was secured in 2018, the permission was implemented in 2021 and demolition works are due to commence Q2 2023, ahead of Main Contractor appointment in Q4 2023.
