The Challenge
We were engaged by the Client early in the design process and steered the project through the demolition of the existing property on the site, negotiated an advance basement and frame contract which allowed the design for the remainder of the project to be completed prior to securing a main contractor to complete the remaining works.
Planning conditions prevented the extension of the existing footprint of the building, in order to maximise the floor area of the new house a large 3 level basement was created. Further excavation works created the 20m long subterranean access route between the main residence and mews house.
The close proximity of neighbouring properties and mature trees in the garden protected by TPOs gave a logistical challenge for the project team and contractors for the demolition and substructure works.
The Outcome
Our extensive specialist knowledge of the super-prime residential market allowed us to provide expert and timely advice to the client and design team and set realistic budgets, appropriate for the Client’s design and materials aspiration for the house.
Avenue Road was a challenging project. The demands of site restrictions, interests of the adjoining properties, the complicated structural solution for the house’s frame and the exceptionally high standards of workmanship required, all coupled with the Client’s ambitious programme tested the ability of the project team and contractors alike. We worked closely with the design team and contractors to overcome these issues and the result is a spectacular family home with unique features throughout.
