The Challenge
The existing building fronting Bishopsgate was part of the Tower 42 Estate and sat on top of the existing basement structure which extends beneath the main tower building. As a result, demolition and construction of the new building on Bishopsgate needed to deal with the challenge of vibrations to the foundations of the linked Tower building and maintaining access to parts of the existing basement area, including the diversion of the main supply pipes for the fire sprinklers to the Tower.
The Outcome
The entire office element of the project was pre-let to the serviced office supplier WeWork in advance of the completion of the project. Some of the developer’s base build was adapted as part of the lease agreements in order to assist with tenant Cat B Fit Out. The main retail space at ground floor level was taken by Marks & Spencers and is now utilised as one of their larger Food Halls.
The project achieved BREEAM Excellent for the main office building, and was shortlisted for City Building of the Year 2018 by The Worshipful Company of Chartered Architects.
