15 Bishopsgate

The Brief

15 Bishopsgate is part of the Tower 42 Estate located in the heart of The City of London. The Client’s brief was to provide a high quality mixed-use scheme consisting of 80,000 ft² of commercial office and 25,000 ft² of retail space. The main building, a new 7 storey commercial development fronting Bishopsgate, was designed to be sympathetic to the adjacent Grade I Listed Gibson Hall. It was built on two retained basement levels which interface with Tower 42’s basements. Retail is provided at ground floor level on Bishopsgate together with the creation of new retail pavilions along the walk-through to Old Broad Street. The landscaping surrounding the new buildings and Tower 42 was redesigned and upgraded to provide a high quality accessible public realm.

The Challenge

The existing building fronting Bishopsgate was part of the Tower 42 Estate and sat on top of the existing basement structure which extends beneath the main tower building. As a result, demolition and construction of the new building on Bishopsgate needed to deal with the challenge of vibrations to the foundations of the linked Tower building and maintaining access to parts of the existing basement area, including the diversion of the main supply pipes for the fire sprinklers to the Tower.

 

 

 

 

 

The Outcome

The entire office element of the project was pre-let to the serviced office supplier WeWork in advance of the completion of the project. Some of the developer’s base build was adapted as part of the lease agreements in order to assist with tenant Cat B Fit Out. The main retail space at ground floor level was taken by Marks & Spencers and is now utilised as one of their larger Food Halls.

The project achieved BREEAM Excellent for the main office building, and was shortlisted for City Building of the Year 2018 by The Worshipful Company of Chartered Architects.
